Our Design & Build Process

Decided that we’re the right team for the job? We think so too and we can’t wait to get started! But because we like to be informed every step of the journey, here’s what to expect when you design and build with us.

ARCHITECTURAL SITE VISIT

The first step is to meet you on site where we can discuss the preliminary scope of the project. We’ll bring one of our architectural design team members as well as our client manager along and talk about the process in more depth; what the council is likely to want and how it might be achieved. This is an important step and your initial visit with our site experts is free of charge.


This is the perfect time to discuss your vision, your brief and your budget. So maybe bring a long a few thoughts on paper so we can really get this part nailed down (before the real nails go in!)

DESIGN COMMITMENT

Following the first brief and site visit, we’ll send a fee proposal to you - including our design deposit and request any documents required to put together your complete design concept.

CONCEPT DEVELOPMENT

The next step involves us creating a draft concept plan that fits within the scope and brief you’ve provided us. We’ll engage our senior Architectural team to complete a comprehensive site background check, flag any foreseeable potential issues, discuss these with you and begin working on your design.


When it comes to presenting our initial ideas and concepts, we’ll cover off key elements such as design features, exterior and interior finishes. And together, with you, we will make amendments as required and also suggest alternatives where possible, ensuring you feel informed about all of your options. 


Please don’t hesitate to ask any questions or raise any concerns because we pride ourselves on total transparency and coming up with great solutions.

PROJECT PRICING

Once you’re happy with the concept plans created by our in-house Architectural Design team we then get to work to price the plan in full. We do this by drawing (literally and figuratively) on the expertise of our Project Manager and Quantity Surveyor. This is to ensure we get the best pricing and also find solutions for design elements that may not fit within your budget. 


To go over and confirm final design features, this is where we may need another catch up with you before we finalise the actual cost of your new home build. Once you're completely happy, we'll price the house for you, right down to the very last nail. We provide a guaranteed fixed price for the house build so you know before you start exactly what you'll pay.

CONTRACT

The time has finally come – we’ll present you with your contract and ask you to sign on the dotted line! By this point you will have a complete understanding of the architectural design and build process which will give you the reassurance you need to go ahead. But of course, we are always here to answer any questions you may have.

PRE-CONSENT & WORKING DRAWINGS

Once your contract is signed, our architectural design team can get to work to create your working drawings complete, ready to submit to Council for consent. We prepare everything (the consent documents, help organise any associated specialists, and apply for your building consent on your behalf) and will keep you updated weekly on the process.


We know exactly how local councils work and every milestone involved, so we do everything we can to keep the build running smoothly.

DESIGN, FIXTURE AND FITTINGS 

We understand that the Council process can feel like a waiting game (especially when you’re ready to get started – us too!) But this is actually a great time to make some decisions around the design, fixtures and fittings for your home. 

 

From kitchen designers to colour consultants and landscape designers, we have a fantastic team available to walk you through the process of making the right choices for you.

THE BUILD

Now comes the exciting part. It’s time for your home to be built! And because our team are with you every step of the way, we’ll regularly keep in touch through one dedicated Project Manager. 


You can also track the entire process using our online project management software – Buildertrend.

COMPLETION

It may be hard to believe – but this day comes around faster that you can imagine! On completion, the final Council inspection will be arranged. Once they give us the big tick of approval, your new home will be professional cleaned and a thorough quality check will be done - we have our very own comprehensive 120 item checklist that ensures every home is handed over only when it meets our standards.


After this, you will meet your Project Manager onsite to inspect the property together. 


Once you’re happy – it’s time to pop the champagne! 


You can move in whenever you like, and at the key handover you’ll be provided with all the information about your home and the warranties it comes with, including the best coverage of our Master Build 10 Year Guarantee.
