Tauranga City Council has recently implemented a few new plan changes:
Plan Change 26 - Housing choice
Housing choice proposes changes to the City Plan to make it easier for people to build a variety of more compact types of homes, like duplexes, terraced houses, townhouses and apartments that better suit their needs.
Plan Change 30 - Earthworks
Earthworks propose to clarify the wording of existing provisions to ensure that earthworks are undertaken safely, avoiding negative effects on the environment.
Plan Change 27 - Flooding from intense rainfall
Flooding from intense rainfall introduces a new rule framework to manage the effects of flooding in intense rainfall events on people, properties and infrastructure.

Although a little overwhelming at first, there are definitely opportunities here for the savvy minded. Plan Change 26 could allow you to develop your site far more than you initially thought. Plan Change 27 may mean that it is simply the bottom of your driveway is part of a flow path as stormwater flows to the drains. Or, that your property is identified as being in a flood-prone area. Note, this information will be on your property’s LIM report.

What can you do about it?
The Plan Change is still open for public consultation and will be open until 5 pm on Monday 1 February 2021. You can submit in writing at this link.
